Meeting Opens

Call to order 6:00 PM. Attendees included: Chad Waldrop, Brian Kirk, Anita Olsen, and Doug Falk. 

ACC Updates

April was an active month for the ACC. The committee has successfully resolved several long standing violations and begun action on new inquiries. With spring well underway, the ACC completed a new canvas of the neighborhood and will be notifying property owners where appropriate. An updated covenant enforcement process will be published on the website soon for property owners to view. In summary, that process includes:

  • Written notice outlining violation and deadline to remedy
  • ACC requests in-person meeting to discuss violation and remediation plan
  • Additional notice provided by retained legal counsel with deadline to remedy
  • ACC seeks to obtain injunctive relief from PWC courts
Instances of a violation moving past the in-person meeting phase are expected to be rare occurrences. 

Financial Updates

Brian Kirk provided an update to the financials, which included recently incurred legal fees associated with ACC enforcement actions. As anticipated and previously communicated, our legal fees the last 2 years have increased significantly. 

Upcoming Events

In April we enjoyed our first Cul-de-sac Meet & Greet of the year.  Thank you for all those that attended. These small events continue to be a great opportunity for new and long-standing residents to get to know each other. The EPOA is also targeting a kid-friendly movie night for the second week of June with more information to be released soon. Initial planning was also discussed for the remainder of the year including a golf outing and Oktoberfest celebration. 

Communications

Over the last several months, Anita Olsen has been updating the property owner directory that we use to send email and written communications. The Board has now begun the process of updating the directories within our various technology applications to ensure accurate communications. The Board also discussed options for a property owner facing directory as many members have requested this type of resource. 

Regular Board meetings

The Board meets, usually at the golf club. on the first Thursday of every month at 6pm ET. EPOA members are welcome to attend or submit requests for consideration in writing via the website.
